Fee Overview

Renting should be easy! Look over our simple fee breakdown to know what to expect as one of our valued applicants & residents.

Requirements

 

To become one of our valued residents, there are a few minimum requirements.

  • Minimum Applicant Age:19 FT Student / 20 Non Student
  • Income Requirement:3 x 1 month's rent

One Time Fees & Deposits

 

Before you settle into your new home, there are a few one-time fees you’ll need to prepare for. These initial costs help us get everything ready for your move-in and ensure a smooth leasing process.

  • Application Fee:$65 per applicant
  • Admin Fee:$185 per unit
  • Security Deposit:$300

Monthly Fees

 

Once you're moved in, you may incur standard monthly charges beyond just your base rent. We aim to make these as transparent and predictable as possible so you can budget with confidence.

  • *Bronze Package:$145 per month
  • Estimated Monthly Total:$145 per month + any additional fees for pets

*Bronze package includes 3 cable/Xumo boxes, Spectrum Fiber WiFi, Washer/Dryer, Pest Control, and Trash.

Pet Fees

 

If you are a pet owner, there are a few pet related fees we charge.

  • Pet Fee:1st pet $350, 2nd pet additional $150
  • Pet Rent:$20 per pet per month
